Responsibilities:
- Interactuar de forma proactiva con clientes potenciales generados por los pilares de generación de clientes de EmpowerHome, presentando el valor de trabajar con EmpowerHome Mortgage junto con EmpowerHome Teams, y programando citas para completar y/o revisar aplicaciones de préstamos.
- Mantener disponibilidad precisa en el calendario, bloqueando horarios cuando no esté disponible para citas programadas por el Departamento de Ventas Internas de EmpowerHome.
- Completar aplicaciones de préstamos por teléfono, correo o en persona con los clientes, y aprobar las divulgaciones de préstamos para su distribución. Todos los campos requeridos en la aplicación deben completarse, incluyendo información de terceros antes de la aprobación.
- Determinar el programa de préstamos adecuado (p. ej. FHA, VA, Convencional, USDA, etc.).
- Fijar precios y bloquear tasas de acuerdo con la política de la empresa.
- Revisar las aplicaciones y documentación devueltas para asegurar completitud, precisión y cumplimiento.
- Ejecutar el sistema de aseguramiento automatizado (AUS) y revisar los hallazgos y la documentación requerida.
- Preparar Pre-Calificaciones solicitadas de acuerdo con la política de la empresa. Ordenar informes de crédito, tasaciones y solicitudes de título, y hacer seguimientos regulares con los clientes y fuentes de referencia.
- Mantener comunicación regular con los solicitantes durante el proceso, ayudándoles con preguntas y notificándoles cualquier información adicional requerida.
- Enviar archivos de préstamos cumpliendo con los tiempos de entrega establecidos.
- Mantener un seguimiento de todos los préstamos en proceso, monitorear su progreso y cumplir con todos los plazos contractuales.
- Cumplir o superar los requisitos mínimos de producción.
- Completar el Plan de Negocios anual y reunirse regularmente con el Gerente de Sucursal.
- Mantenerse informado sobre tendencias y desarrollos en el mercado inmobiliario local, cambios en las normativas y regulaciones de préstamos hipotecarios.
- Mantener una imagen profesional y estándares consistentes con las políticas y procedimientos de la empresa.
- Reporta al Gerente de Sucursal.
- Proactively engage Buyer Leads generated by EmpowerHome Lead Generation pillars, presenting the value of working with EmpowerHome Mortgage in conjunction with EmpowerHome Teams, and scheduling appointments to complete and/or review loan applications submitted.
- Maintain accurate calendar availability, blocking when not available to take appointments that are booked by the EmpowerHome Inside Sales Department.
- Complete telephone, mail-away, and face-to-face Loan Applications with clients and approve loan disclosures for distribution to clients. All required fields in the application must be completed, including all third-party information, before approval.
- Determines proper program placement of a loan file (i.e., FHA, VA, Conventional, USDA, etc.).
- Price,s loans, and lock rates as per Company policy.
- Review returned applications and documentation for completeness, accuracy, and compliance.
- Runs AUS and reviews findings and required documentation.
- Prepares requested Pre-Qualifications as per Company policy. Orders credit reports, appraisals, and title requests. Conducts regular follow-ups with clients and referral sources.
- Maintains regular communication with applicants throughout the processing period, assisting them with any questions and notifying them of any additional information required.
- Submits the loan file, allowing for stated turn times.
- Maintains a pipeline of all loans in process, tracks their progress, and meets all contractual deadlines.
- Meets or exceeds minimum production requirements.
- Completes annual Business Plan and meets regularly with the Branch Manager.
- Keep informed of trends and developments in the local real estate market and competitive environment, as well as changes in rules and regulations pertaining to private and government-insured mortgages.
- Maintain a professional image and standards consistent with company policies and procedures.
- Reports to the Branch Manager.
Qualifications:
- Mínimo de 2 años de experiencia como Oficial de Préstamos o equivalente en la industria, o historial aceptable a criterio el Gerente de la Sucursal.
- Registro en NMLS requerido.
- Capacidad demostrada para leer, escribir y comunicarse a un nivel consistente con los requisitos del puesto, generar clientes potenciales de manera independiente y comunicarse profesionalmente con clientes actuales y anteriores.
- Conocimiento práctico de productos estándar de préstamos en la industria y familiaridad con las guías de suscripción.
- Educación secundaria o equivalente (Preferido).
- Conocimiento de regulaciones de Vivienda Justa: 1 año (Preferido)
- Experiencia en ventas: 2-3 años (Preferido).
- Spanish Speaking.
- Must be licensed.
- Minimum of 2 years loan officer experience, or industry equivalent, or a Branch Manager deems history acceptable.
- NMLS registration required.
- Proven ability to read, write, and communicate at a level consistent with the requirements of this position and to generate independent leads for new business and professionally communicate with existing and past clients.
- Working knowledge of standard loan products in the industry and strong familiarity with underwriting guidelines.
- High school or equivalent (Preferred).
- Fair Housing regulations: 1 year (Preferred).
- Sales: 2-3 years (Preferred).
- Loan origination: 1 year (Required).
